Party Wall Matters in Warlingham (6)

Reviewing the drawings, obtaining owners' details from Land Registry and producing and serving Party Wall Notices either by post or emailing them to the Building owners.

Following serving of Party Wall Notices, owners need be aware that the neighbours have a number of options available to them:

• They can consent to the notices in which case they can get on with the works. We would suggest that you undertake a schedule of condition of the relevant parts of their properties in any case of any reported damage during the works. The fee would be between £350-450 + VAT per property to produce a written and photographic schedule depending on size. 
• They can dissent and appoint Alex Draper MRICS MFPWS MPTS as an agreed surveyor. In this case, a party wall award will need to be produced in addition to a schedule of condition. The fee would be between £950-1,200 + VAT per property depending on complexity. This fee includes the schedule of condition and Award. This doesn't apply to basement excavations.
• They can dissent and appoint their own surveyor and the fees would be the same as above but the building owners would also be responsible for their surveyor's fees as well.
