Bruce carried out a very short-notice FRA to meet the requirements of a buyer’s mortgage company. He has enabled the sale of the property to be completed on time, when a delay of a couple of weeks seemed very likely. I was required to have a FRA completed for a mortgage on a HMO. The mortgage lender asked for the assessment very last minute and there was quite a bit of pressure to get the report done in time for submission. Bruce came out to attend site quicker than the original availability date and turned the report around in order to submit to the lenders on time. As the responsible person you must choose a competent assessor that have the correct credibility to undertake fire risk assessments (as identified by the Hackett Report following the tragic Grenfell Tower fire).

FIRE SAFETY ACT 2021: Enabled 17th May 2022. Addendum under the Fire Safety Order (FSO) - Home Office Guidance. The FSO applies to all non-domestic premises in England and Wales. These include multi-occupied residential buildings such as blocks of flats although individual flats are excluded. Responsibility for complying with the FSO falls on the Responsible Person which may be the freeholder, management company or managing agent depending on local arrangements. The Fire Safety Act 2021 clarifies that where a building contains two or more sets of domestic premises, the FSO now applies to: the building’s structure and external walls (including windows, balconies, cladding, insulation, and fixings) and any common parts all doors between domestic premises and common parts such as flat entrance doors (or any other relevant door)
