  Avoid this locksmith for emergency or tenant-occupied property work

  He attended an urgent lock job, opened the door and said the gearbox needed replacing. After returning to fit a temporary lock, he became argumentative and abandoned the job. I repeatedly explained that I was not asking for further work that evening, only whether he could inspect separate door issues and provide a lasting repair. He accused me of being “condescending” and left. Most concerningly, the flat was not left secure. My tenants said the door could not be locked, and he later wrote that he removed the temporary lock because he considered me rude. I would not recommend this business.

  I fully recommend this company as the job was not major but had a few complications which Matthew and his team dealt with diligently. However, I've marked the rating down a little because while I was happy with the outcome and would them again, there were a few hiccups that could have been mitigated better in hindsight. A highway licence for scaffolding was not applied for in a timely manner meaning they had to hang out my windows to apply sealant to the windows and place the passive vents in less-than-ideal positions. And their van broke down (no backup) meaning day 2 had to be rescheduled.

  Investigate leak in bathroom and resolve

  I contacted Laurence via Checkatrade. He responded very quickly and demanded £175 to attend for 45 minutes with £100 paid upfront. I paid this. Upon attending, he called me to say he can't fix the leak because it is behind a shower unit. I advised him to pull the unit out, but he insisted that I confirm in writing that he is not responsible for any damage to it. I reluctantly accepted, then asked if the 5 mins spent on the phone arguing is part of the 45 minutes. He then became aggressive and angry in front of my tenant, and left without completing the job.

  Paint walls, ceilings, re grout bathroom, and other minor jobs

  Steve did an excellent job at a very good price, and was polite and courteous from start to finish. There was some unfinished work on two ceilings due to a minor miscommunication, and Steve returned to paint those ceilings without charging any extra for the additional travel or setup time. In fact, he charged me less than quoted because it was an easier job than he anticipated. That's honesty! Will use Steve again for all decorating work in future.

  Very poor communication, and angry and emotional

  My experience was very short but very bad with Nick. I provided full details of the job in a PDF including pictures and text descriptions of the work required. Nick then attended the property when my tenant could show him the work. I then had a phone call to discuss the job. The phone call lasted over 10 minutes, but Nick spoke for 9 minutes getting emotional and angry because he was confused about the work to be done as the tenant told him about additional work. During the few moments I could get a word in, I mentioned the PDF, but he got more and more angry and emotional and then hung up.

  Ryan was highly communicative from start to finish, and did an excellent job of quoting and answering all questions diligently and honestly, that resulted him winning the tender out of 7 quotes in total. I haven't checked the roof myself, but the provided photos and video look good. There was a small mishap at the end where some debris came out of the loft when the hatch was opened, but Ryan returned to the property quickly to clean the loft of all debris.

  Richard attended to assist my primary tradesman Alex Oakes who I hired to do some bathroom tiling. Richard was diligent, polite, easy to work with, reliable, and showed excellent aptitude in his work at all times. He also communicated well with my tenants to keep them informed of his schedule. Even though I did not find Richard myself, I am definitely planning to use Richard as my primary plumber and bathroom guy in future.

  Retile a bathroom feature wall with heavy glass tiles including bath fittings

  I selected Alex from 13 tilers I contacted for this extremely difficult job because his knowledge and expertise, and what he said when he came to quote instilled confidence in me that he could do the job diligently and well like no other. He wasn't the cheapest by far (over double the cheapest quote), but I knew the job was no walk in the park as did he (unlike the cheaper quotes that would probably have messed it up like the previous two tilers of the same wall). Heavy glass tiles, on a wall, in a bathroom. Alex completed the job beyond expectations and also arranged a plumber. Recommended!

  Washing machine fault investigated

  I requested Graham's attendance to investigate my washing machine which was giving some error codes and was much longer than normal to complete a cycle. And when it completed, the clothes remained soaked. I told all of this to Graham on the phone. When he attended, my tenant told him exactly the same to which he said it is probably the controller board and left. He said he would not stay to check what my tenant and I told him, which of course is sensible. But he could have come up with the exact same diagnosis when I told him on the phone. There was no value in him attending.

  Extensive roofing work including guttering, fascia boards and broken tiles

  I was promised that Guy Mitchell (the proprietor) would come on the Monday, but he failed to turn up and did not inform me. He came at his leisure instead on Tuesday. The work was completed on Wednesday, but, it was not to a standard I expected. I was told that all work would be guaranteed for 15 years. However, subsequent communications became very difficult, with Mr Mitchell often taking days to reply, often failing to reply adequately. Eventually, he became very sarcastic in his replies and ultimately blocked my communications. I am now left with substandard work and a worthless guarantee.
