Some people contact us wanting small jobs done, we unfortunately are not financially set up for small works. We say such to help you, because you may contact us wanting us to do a small emergency job or another small job as we may not be the company for you. Basically, we only take on works that are at least 1 full day for 2 men and charge accordingly, to help you understand such.
Our staff have experience in the building trade that now spans over 55 years, we are a family run business. Our vans usually run with a 2-to-3-man teams to carry out such buildings works. We may ask for photos of your house front to help us understand the age of your property.
We undertake all major buildings works from a structural internal wall removal, chimney removal, garage conversions to living accommodation alterations, dormer installations, we work on both domestic and commercial properties also. With our staff’s skill set we take the project from start to finish which can include the final stages of carpets or other floor covering if required on building works that we have been engaged upon. We however do not carry out decorating works.
After a site visit, we always issue detailed written quotations listing all works to be undertaken, this details exactly what works are to be undertaken and the cost of such works, we never increase our cost beyond what is in our quote unless more work are requested and carried out under such variations to the schedule of the works quoted and signed for.
Our plasterers work to our specific high standard being able to apply all types of plaster coverings as well as plasterboard and skimming. This includes lime plaster, rendering and K rendering etc.
We even supply and install thermal boards that are bonded to plaster boards to help improve dramatically the thermal value of any home by applying such to external walls, as well as doing floor and loft insulation.
We work closely with the appropriate local authority of your area with any project that requires the issue of a Building Control Certificate from the appropriate Building Control authority. This is paramount if you have any structural works carried out on your home, its paramount because it is highly likely that when you come to sell your house the buyer’s solicitor will need to see such documentation to satisfy most lenders requirements and their clients to ensure the property has had approved works carried out on such property.
Experience tells us that once a project starts variations can be encountered, these will always be discussed in detail and any price for any extra works will always be confirmed in writing as soon as possible, so there are no surprises on extra costings if there are any further extra works, we are asked to become engaged upon.
We do not take shortcuts on the materials we use, any RSJs (rolled steel joist) or lintels meet the Building Code of such local Building Authority with, if required, structural calculations can be obtained for you and submitted to Building Control and if it’s an RSJ, then it will be painted to the required Building code requirements. These costs are squally less than the engineer you may engage.
The same applies to the timbers we use for the flooring, we always try and match the existing floorboards where possible in pine if patching in a floor, when we install new flooring, we use Tantalized 22mm flooring boards as opposed to 18mm, because it gives a much sturdier floor with less spring if such can be allowed by the floor conditions.
