We arranged an EICR for our 1-bed house .After inspecting, the electrician said the property failed but gave little explanation, only mentioning some sockets had thin wiring and high readings ,stating F1, needing further investigation. He was not willing to check all sockets and did not give a list of all items that needed fixing and where. He sent an estimate for remedial work which was vague and didn’t include a clear list of items. We ended up hiring another electrician to carry out a proper EICR and identify the faults.

The EICR was marked unsatisfactory due to a serious safety issue: kitchen sockets wired in 1.5mm cable on a 32A ring circuit, posing a fire risk, especially in a rental property. Because of this, further investigation was advised to check for similar issues elsewhere.
The estimate was based on initial findings, with a full breakdown subject to further inspection. Safety must always come first, and the report reflects this.
