    Roof sealed but leaked immediately guarantee ignored, no contact for months

    I am deeply dissatisfied with the work and after-care provided. Hired to seal my flat roof with a double coat and 10-year guarantee, paid in full. It leaked within a week. They attended once in January 2026 but the leak continued. Despite multiple requests to return, I have had no response for two months and four months since I first reported it, with water still coming in. The guarantee was never honoured. I would strongly caution others before booking.

    Hi Marcel, Thank you for your feedback. I’m sorry that the repair did not resolve the leak as expected. I explained that the flat roof was already at the end of its serviceable life and that a sealant repair could only be a temporary solution, not a permanent fix for an ageing roof system. After the leak continued, I recommended a complete replacement flat roof system as the proper long-term solution. I also offered a substantial discount on the new roof installation, reducing the cost by more than the amount originally paid for the repair some roofs deteriorate beyond the point of a seal

    Reasonably priced, guaranteed work done to a high standard

    The ridge tiles needed reversing in my 60’s terrace house, with solar panels restricting access, I was impressed with John from Smartseal when he popped round for a quote a couple of days after posting the job up, really thorough chat about all our options, and the discussed invoice was emailed that day, all as agreed, a few days later we had the work carried out, and again impressed with John’s approach, work carried out to high standard, videos taken allowing us to see the work without having to scramble up ladders, and all left clean and tidy, and covered by the Checkatrade warranty 🤩
