    RICS L2 survey in Balham

    Ben and Tom were great from the start. Recommending a pre-purchase survey best suited to our needs (RICS L2), they were available within a matter of days from our request, given a last-minute opening to perform the survey. The report produced was promptly received, but was really detailed. It had photos from throughout the property (including drone shots of the roof), and summarised the actions for attention clearly. With the backing of the RICS certification and framework for the report, it has given us the tools and insight, using both Ben and Tom’s history in the building industry, for us

    From the moment I booked the survey, Ben made the process simple and stress-free. He liaised with the estate agent directly, which saved me a lot of hassle, and kept me updated throughout. He was quick to respond, turned up exactly when he said he would, and carried out a really detailed inspection. The report came through just two days later and covered everything I needed to know, without all the jargon.     Ben and Tom were excellent. Their communication was prompt, and they conducted the survey on time, delivering it within the agreed timeframe. Their report was thorough and easy to understand. They also offered to follow up with a call if needed, which was much appreciated.

    RCIS Level 3 survey

    Tom and Ben at Marshall Laurence Surveyors were great! Super responsive and reliable, very detailed and helpful in explaining the report. They also needed to return as some of the property was not accessible on their first visit and they wanted to ensure a full report was carried out, they were very happy to come back and proactive in organising this - something that was a larger ask for them given this should have been set up to allow the full report to be done in one visit! We are very happy with the service and would definitely recommend.

When purchasing a property, there are typically two types of surveys to assess its condition:


Level 3 Full Building Structural Survey

Best suited for older, larger, or complex properties or those in visibly poor condition. This survey provides a detailed analysis and includes:

  • Roof Survey: Assessment of the roof’s structural integrity and waterproofing, supported by drone imagery for enhanced accuracy.
  • Damp Survey: Testing for damp in areas of concern using a damp meter. Covers the three main types of damp—penetrative, rising damp, and condensation—and includes advice on remediation.
  • Facade Inspection: Thorough check of external walls and structural elements to ensure they are sound.
  • Structural Checks: Evaluation for signs of subsidence, heave, or structural movement.
  • Internal Check: Inspection of internal finishes to identify visible defects.
  • Services Check: Assessment of heating, plumbing, and electrical services.
  • Timber Checks: Examination of exposed and accessible timber floors, beams, and columns for signs of damp, rot, or infestation.
  • Cost of Repairs Assessment: Estimation of repair costs for identified defects, providing valuable insights for budgeting and negotiations.



Level 2 Homebuyer's Report

Ideal for conventional properties in reasonable condition, typically under 100 years old. This survey offers a focused assessment of significant areas

  • General Condition: Overview of the property’s overall condition, with ratings for each major element.
  • Damp and Structural Risks: Identification of areas with potential damp issues and any visible signs of structural movement.
  • Essential Repairs: Highlighting of urgent repairs and items needing attention.
  • Maintenance Advice: General advice on property maintenance and upkeep.
  • Services Overview: Basic inspection of heating, plumbing, and electrical installations (non-invasive).
  • Safety Hazards: Identification of potential hazards, such as asbestos risks or lead pipes.

Company Procedure

Our streamlined process ensures clarity, speed, and thorough communication at every step:

  1. Consultation: We discuss your requirements and provide guidance on the best survey option for your needs. Upon instruction we will immediately contact the estate agent/vendor to arrange the survey for you.
  2. Survey Appointment: A qualified RICS Chartered Surveyor visits the property to conduct a thorough inspection.
  3. Day of Survey: On the day of the survey, we perform a meticulous inspection of the property. Following the survey, we initiate a call to discuss any immediate concerns.
  4. Report Delivery: Within five days of the survey, you will receive a comprehensive report detailing all findings, categorised for ease of understanding.
  5. Follow-up Call: After issuing the report, we arrange a Teams call to review the findings with you, ensuring you understand the report and how best to use the insights provided.
